Two-story homes add 30–50% over single-story of the same footprint — scaffolding, taller ladders, and slower production rates. Walkout basements, steep grade, or landscaping that blocks ladder placement add more.

Prep and substrate condition

Peeling paint, failed caulk, rotted trim, and chalking are the biggest swing factors. A home that needs full scrape-and-prime can cost 40% more than the same home in good condition. We replace rotted boards before paint touches the house.

Body + trim is standard. Body + trim + accent door + shutters can add 10–15%. Dark color changes (white house going navy) require a tinted primer plus two finish coats.
