Our 5-step brick painting process

1. Pressure wash & efflorescence removal

Low-pressure wash with a masonry detergent to lift dirt, mildew, and efflorescence (white salt deposits). We let the brick dry a full 7 days minimum before any primer touches it.

2. Mortar repair & crack sealing

Cracks, failed mortar joints, and spalled brick faces are repaired with color-matched mortar or masonry caulk. Loose chips are removed so the new coating bonds to sound substrate.

3. Breathable masonry primer

We use a vapor-permeable masonry primer (Loxon XP or Romabio Mineral Primer) so moisture can still escape the wall. This is the single biggest difference between brick painting that lasts 15+ years and brick painting that fails in two.

4. Two finish coats, brushed into texture

Two coats of breathable elastomeric or mineral silicate paint, worked into the brick texture by hand. Sprayed-only application skips the mortar joints — we always back-brush.

5. Weather window & warranty

Application only between 50°F and 90°F with no rain forecast for 24 hours. Backed by our 3-year written workmanship warranty.
