5 Shoreview Painting Tips for a Longer-Lasting Exterior

Shoreview's combination of lake-effect humidity, heavy tree cover, and 60 to 80 freeze-thaw cycles a year makes exterior painting a little different here than in drier parts of the metro. After 15+ years of painting Shoreview homes, these are the five tips I give every homeowner before we start an exterior project.

1. Wait for the right painting window

Exterior paint needs surface and air temperatures above 50°F for 24–48 hours after application. In Shoreview, that window reliably opens in mid-May and closes in mid-October. The north and east sides of homes near Snail Lake, Turtle Lake, and Lake Owasso stay damp longer in the morning, so we often start those elevations after lunch when dew has fully burned off.

2. Wash before you scrape

Shoreview's mature canopy keeps siding in the shade, which is great for cooling but terrible for algae and mildew. Painting over green growth guarantees early failure. We pressure-wash every exterior with a mildewcide additive, then let it dry for at least 48 hours before scraping. Skipping the wash is the most common shortcut I see from low bids.

3. Spot-prime every bare spot

Cedar and LP siding are common on 1980s Shoreview homes, and both bleed tannins and wick moisture from end grain. Any bare wood needs a stain-blocking primer before the topcoat. Two finish coats over unprimed cedar will show brown spots by the next spring.

4. Do not paint in direct sun on hot days

South- and west-facing walls can reach surface temperatures above 90°F on a June afternoon. Paint skins over before it can flow and adhere, leaving brush marks and early peeling. We follow the sun around the house: start on the shady side and move with the shade.

5. Keep gutters and grade in mind

Siding near the ground and behind clogged gutters is where I see the most paint failure in Shoreview. Before we paint, we recommend cleaning gutters and making sure soil slopes away from the foundation. Paint cannot seal chronic water contact.
