How an epoxy floor is installed, step by step

Our exact chronological process on a typical Twin Cities garage — start to first drive-on.

    On-site inspection and moisture test · Day 0 · 30 minutes

    We measure the slab, calcium-chloride moisture test the concrete, note cracks, pitting, and hot-tire damage, then put the system and price in writing. Existing failed coatings are identified here.

    Clear the space and mask off · Day 1 · 1 hour

    The garage or basement is emptied, walls are masked to 8 inches, and door tracks and appliances are protected. We contain grinding dust with HEPA vacuum shrouds.

    Diamond-grind the concrete profile · Day 1 · 2–3 hours

    We diamond-grind the entire slab to a CSP-2/CSP-3 profile. This is the step budget installers skip — coatings that peel almost always failed because the slab was acid-etched or only pressure-washed instead of ground.

  4. 4

    Repair cracks, spalls, and control joints · Day 1 · 1–2 hours

    Cracks and spalls are chased out and filled with a rapid-set polyurea patch, then re-ground flush. Control joints are honored or filled based on slab movement.

  5. 5

    Apply the base coat · Day 1 · 1 hour

    A pigmented polyaspartic or 100% solids epoxy base coat is squeegeed and back-rolled to a uniform mil thickness, working wet-edge across the slab.

  6. 6

    Broadcast decorative chip to refusal · Day 1 · 45 minutes

    Color flake is hand-broadcast into the wet base until the surface refuses to absorb more. Full refusal is what creates the non-slip texture and hides future scuffs.

  7. 7

    Scrape, vacuum, and apply the clear topcoat · Day 1 · 2 hours

    Loose flake is scraped and vacuumed, then a UV-stable clear polyaspartic topcoat is applied. Anti-slip aggregate is added on request for commercial and sloped floors.

  8. 8

    Cure and return to service · Days 2–4

    Walk on it after 24 hours, place furniture after 48, and drive on it after 72. Cold-weather installs are heated and cure on the same schedule. Your 3-year written warranty starts here.

Polyaspartic vs epoxy in Minnesota — which is better?

For Twin Cities garages we recommend polyaspartic 9 times out of 10. Epoxy yellows under UV and is brittle in extreme cold; polyaspartic stays flexible at −30°F, won't yellow, and cures in a single day so you're not displaced for a week. The only time we still spec epoxy is for high-chemical commercial floors.

Will road salt and ice melt damage the coating?

No — both polyaspartic and epoxy topcoats are chemically resistant to calcium chloride, magnesium chloride, and sodium chloride deicers. The bigger problem with bare concrete in Minnesota is salt absorption, which causes scaling and pitting. A coated floor blocks it entirely.

How long does installation take?

Polyaspartic systems are 1 day install + 1 day cure (24 hours before walking, 72 hours before vehicles). Full epoxy systems need 2–3 days install + 5–7 days cure. We schedule garage floors year-round — interior temp controls let us install through Minnesota winters.
